What is a Shared Ownership Mortgage?


A shared ownership scheme enables a prospective house buyer to purchase a property with 100% ownership, whilst only paying a percentage of the market value. The remainder of balance is provided by a lender who shares the equity.

You can take out a mortgage for your share of the home and pay rent on the remainder. Applicants can buy between 25% and 75% of the property and buying a larger share later at a price based on the value of the property at the time is also possible.

Am I eligible for Shared Ownership?

You must be at least 18 years of age. Your annual household must not exceed £80,00 (£90,000 - London). You should be unable to buy a home on the open market. You should not be in any arrears.

How does part buy/part rent work?

You are purchasing a percentage of the property and effectively paying rent of the remainder. You can at a later point buy more of the property. The amount you would pay is based on an independant valuation.

What happens after I apply for my loan?

Can I increase my share of the property to 100%?

Yes. This is often referred to as 'staircasing'. When you have the funds available, you can normally staircase in a minimum of 10% payments.

Will my credit score be affected?

A soft search will generally be carried out initially upon application which doesn't affect your credit score. You will be able to see this search on your credit report, but it wont be visible to other lenders. A full credit search will be performed when you sign the relevant paperwork/ application forms.

Can I apply if I don't have a perfect credit history?
